Welcome to the Digital Age of Real Estate Marketing
The digital age of real estate has been around for quite some time, but many agents are just not up to speed. Sometimes I think real estate agents forget that we have to progress with the times. The number one comment we hear in our business is that sellers don’t believe we are worth our commission because they don’t see what we do to earn it.
I have to admit that I fully understand the complaints and concerns of our customers when we first meet them. Many have had awful experiences with real estate agents in the past and now want to be sure they are choosing the “right” agent the 2nd or 3rd time around.
When we first moved to the Dunnellon area, we were shocked to see how many local agents displayed homes on the MLS. Most photos were taken with cell phones, and not even with a smartphone! There were blurry photos, pictures of the ceiling fan, not the room; a lack of sufficient information about the community, and host of other issues.
Choosing the RIGHT agent that understands marketing in the digital age will make a difference in your home sale.
As agents, its important that we remember that every other agent who may have a buyer for your listing, may not be familiar with the area nor the community. So, its our job to help facilitate the best showing we can by offering the necessary information about the community as well as the home to the buyers agent and to buyers. Everyone knows we are in the 21st century and in the age of social media where visuals are extremely important, its an absolute necessity that Realtors use not only still photography, but also videos to showcase a listing.
Aside from the still photos, videos are the new game in town for real estate. If your agent isn’t doing FULL exterior aerials as well as interior videos, that agent may not be the “right” agent for you! The Bortz team uses full HD photography coupled with HD interior and/or exterior videos and narration to enhance our seller’s property on not only the MLS, but also the various other real estate websites we syndicate to. Those sites include Zillow, Trulia, Homes.com & Realtor.com to name a few.
Take a look at this vacant land listing video by the Bortz Team…imagine what we can do for your home!
Today’s buyers want to feel and experience what it feels like to live in your home; they want to know about the amenities of the community and/or subdivision that made you call it “home”. Videos and narration tell that story in the most personal and immersive way possible.
The digital age of real estate marketing is about more than just showing pictures of your four walls…it’s about selling the essence of your home, the community and the experience of living there.
Our video and virtual tours also give you, the home seller, real weekly tour traffic stats on the tour viewings; including, what websites and how many views; broken down by the day of the week and which photo(s) are the most popular.
This information is vital to us as agents and to you, the seller, to help us in seeing how the marketing is working, and when, if necessary, to re-position or re-brand the tour and other aspects of the home sale.
We also get feedback from every showing within 2 hours of the buyers agent showing the property. That helps us to get the most accurate information while your property is fresh in the mind of the agent who showed it. Remember, agents are typically showing more than one property and feedback is important in case there is an issue or question that we can address BEFORE the buyers rule out your home as an option for their new home purchase.
We don’t guess if and when your home will sale, we are proactive so that your home spends less time on the market and will sell for the highest price possible!
Home sellers when it comes to choosing an agent to market and sell your home, remember to ask them for examples of their actual marketing. Any agent worth their weight in this business will be able to show you videos, examples of their real estate sign post brochures, customer reviews on Zillow, Trulia, Homes.com, Realtor.com or other real estate sites; or even, as in our case, past clients who are willing to speak with you and tell you about their experience working with the Bortz team.
When you are ready to sell your home, give us a call, it will the the one and only time you list your home because we WILL get it SOLD! We can be reached at 352-405-1663 or 352-405-1551.
