JULY SALES FOR “RAINBOW SPRINGS COUNTRY CLUB”
July sales Rainbow Springs Country Club podcast is here! Sales data shows there were only 6 sales in the community! To say there has been a drastic change in the market in the Rainbow Springs Country Club is a huge understatement. Last July there were 15 homes sold in the community during the same 30-day period. The sale prices that month in 2017 ranged from a 2 bedroom, 1900 sq ft home for $89,100 to a 3 bedroom/ 2 bath home, 2,200 sq ft that sold for $255,000.

2 bedroom/ 2 baths on SW 92nd Loop — 1,468 sq ft. Sold for $150,000. Listed for $105.52 psf/ sold for $102.18 psf.
3 bedroom/ 2 baths on SW 93rd Lane Rd. — 1,674 sq ft. Sold for $165,900. Listed for $101.19 psf / sold for $99.10 psf
3 bedroom/ 2 baths on SW 194th Ct. — 2,757 sq ft. Sold for $219,900. Listed for $79.76 psf / sold for $79.76 psf
3 bedroom/ 2 baths on SW 93rd Pl. Rd. – 2,328 sq. ft. Sold for $215,000 Listed at $94.46 psf / sold for $92.35 psf
3 bedroom/ 2 baths on SW 93rd Lane — 2,317 sq ft. Sold for $252,500 Listed at $109.15 psf / Sold for $108.98 psf.
The July sales data in the Rainbow Springs Country Club on price per sq. ft., shows us that sellers are getting their price points! With the severe lack of inventory in single family homes, the market has shifted towards a “sellers” market and buyers need to come prepared to bring their BEST offer to the table if they hope to get that home of their choice. Sellers are receiving multiple offers and homes are selling in rapid time frames if priced and marketed correctly.
Gone are the days of negotiating every dollar “downward” and expecting and getting closing cost contributions from sellers.
As of the date of this post, there are currently 20 homes listed for sale in the Rainbow Springs Country Club subdivision.
